New City Affordable Housing’s glassy first floor responds to North Halsted Street’s predominantly retail character while the main mass of the five-story building is clad in an aluminum composite metal panels articulated with a varied rhythm of windows and recessed accents that reinterpret traditional Chicago apartment buildings in contemporary form.
The 79,163-square-feet building fronts West Eastman Street from Halsted Street on the west to Ogden Avenue on the east as part of the redevelopment of the Cabrini-Green neighborhood on Chicago’s North Side. Its 60 mixed-income apartments comprise 28 one-bedroom units and 32 two-bedroom units. Half of the building will house CHA clients, between 10 and 20 percent will be affordable housing, with the remainder rented at market rates.
A rooftop amenity deck on the western half of the complex provides residents indoor and outdoor gathering spaces with views of the Chicago skyline. The Transit Oriented Development (TOD) has 30 parking spaces onsite. Community spaces include a children’s play area, fitness room, indoor and outdoor bike storage, and an inviting reception area large enough for community events.
